@Michael McLeskey thank you for the information! The whole reason we are looking into real estate professional is so that we can write off expenses on my husband’s W-2 income. It would really be a huge tax benefit for us.

@Bryan Senk I do. I’ve had an Airbnb for 1.5 years and I’ve never turned anyone away for not having reviews. Most of the people who stay at my place don’t have reviews. I am constantly booked and after all this time (and roughly 80 guests later) I’ve only had 1 guest that I had to give a less than stellar review.

Maybe I’m an outlier and I’m just blessed with great guests or maybe they follow the rules because my house is on the same property. I think it’s probably a little of both.

All that to say, I haven’t had a problem with welcoming guests who don’t have reviews.

@Michael Plaks he’s not in my state, which is why I couldn’t use him. Otherwise, I definitely would have! I’m looking for an accountant to actually use for filing taxes, not just to ask them questions.
