Hey me and my wife are from kankakee and we just got started investing in rental property. We are doing only single family homes right now, but would love to start networking with other investors in the area. Give me a shout if you would liketo share ideas or see if we could help each other out.

Just wanted to get some opinions on whether or not pre nod listing leads are worth paying for? I've found prices anywhere from .30 to a dollar per lead and that can get a little pricey with a minimum of 500 leads. I was looking to expand by getting more properties via subject2 and just wanted to know if this would be a waste of money or well worth it????

Also if anyone has any suggestions on sites they have used it would be appreciated! All I have been able to find is my306090list.com and blackbookdata.

I was trying to workout my pitch before contacting them again, but that sounds very interesting. Have you done deals like this before???

What if I was to do something similar for a shorter period because I don't think they want to wait 10 years.

I would put the 20% down but I am trying to purchase more properties and I am just starting out so putting down 25000 for each property will eat away my savings pretty quick.
I was just wondering is there a way to write the contract where a percentage of my payment goes straight to the principal rather than a standard interest rate or is that more in line with a lease option?

I am trying to obtain my second rental property and was wanting to do so through a land contract to avoid having to put 20% down. The property is a fully renovated sfh and they are asking 125000. The property is fsbo and they own it free and clear. I would be able to get 1200 a month for rent and my idea was to negociate a cfd for 2-5 years until I had 20% equity in the property and refinance it with a local bank. I have already spoken to my lender and he said I would need 12 months of documented payment to refinance the property. I would just like to know is this a feasible idea or a long stretch???? Any advice or tips on negociating the contract would be much appreciated!!!

Details on this property again are:
Asking price 125000
Fmv 130000
Taxes 3500
Insurace 600
Market rent 1200-1300

Thanx for the reply! Ive read allot of your articles and have went through the beginners guide. There seems to be allot of good info on this site. I've been studying and preparing myself to go out there and get my first sandwich lease or subject to, but I get a little confused when it comes to all the contracts. I have a good real estate attorney but getting advice from her constantly can get a bit expensive. So my question is should I find a deal first and worry about the ccontracts later or should I get those in order before I proceed?
Any advice would be appreciated!!!!
