Contracts first? or find a deal?

Hi my name is Dustin Blanchette and I am relatively new to real estate investing and I am tryin to find my first sandwich lease or subject to deal. I was just wanting to know if I should get the contracts ready ahead of time or should I wait to find the deal and then go see my lawyer? Any advice would be appreciated!!!
