Alright man I respect anyone trying to make money but I've seen a lot of properties in that area and I wouldn't have paid the 69k for it there are way better deals out there there is a whole selling calculator on here wish people would use it and no there is no 150k comp anywhere a lot of houses sold for less than 70

Learn to actually whole sale or quit posting on bp no one is dumb enouh to buy this **** it's on Zillow for 69k and the highest comp 93 wtf do you think someone is going to blindly pay all cash without comping it PATHETIC

@jennifer petrillo I like that I'm going to try and put something like that together ... I have the equity and from the options I heard I really like the idea of a second mortgage they just give me 50k at 4% but they wanted last 2 years tax returns and last 2 months of pay stubs but I stopped working to flip this house and my job is seasonal so I won' really start full time until May is there a way to count the money I get as income ?

Fiberglass easy to relace last 10+years easier to clean than grout and it' cheaper what I've seen a lot of is fiberglass tub shower in the 2nd bath and nice tiled shower in the master because the decision maker tenant or buyer looks at where they're going to be showering who cares about the 2nd bath

put it on eBay for exactly what you owe on it don' think it cost anything unless it sells put it on cl and fb for 4k more than you owe see what happens

I have read every reply on this thread some good points... If there was a vote it would be close but ultimately would be sell the car and I agree! One thing I don' get is why everyone is calling this an asset it' a car and is putting no money in your pocket which makes it a liability... Want it to be an asset drive for uber or something ..Also becoming financially free or getting out of the rat race in 2 years with buy and hold and brrrr is not going to be easy but good luck hope you can do it ..and for anyone still reading this I had a 750$ truck payment when I was 19 almost had to pay 5k for someone to take it but I got lucky someone else bought it for what I owed on it. Now I make more money and drive a 500$ car runs and looks just fine. Whenever I see someone in a really nice truck or car and someone tells me "oh he must be rich" I just shake my head and think nope just in debt !

I am just about done with my first flip. I've been wanting to get into flipping houses for a while . I fixed up my personal house pretty much a full rehab bathrooms and kitchen down to the studs but since it took 4 years and I didn't sell it don' really count it as a flip. So my grandma owns this house in a small town 30 minutes from where I live my aunt used to live there then my cousin and then I think it sat for a few years. She told my dad and my uncle that they could fix it up and split the profits with her. I'm pretty sure my grandpa bought the property 20 years ago for 10k$ my dad was smart enough to bring me in the deal was me and my dad would do all the work my uncle would help when he could and put up all or most of the money so what actually happen is my dad put up 90% of the money I did 90% of the work by dad helped a little and my uncle worked a few days but that's not what this is about I stand to make about 25k$ at east 20 I stopped working for 3 months to do this flip I want to flip another house as soon as I finish this one but I won' be able to get a conventional loan because I have no w2 money for that last 2 months 

Question 1: how can I use this flip as experience to possibly get a hard money loan 

Question 2: should I get a hard money loan or just wait till I can do conventional?

Question 3 : I also have 80k in equity in my primary residence that I can't get because again not having my w2 income for the last few months

My girlfriend says all of the mls is on the internet because "her aunt is an agent and says so ". So is this the case? Because I hear different on the podcast. Please help, what is accessible for us common folk and what can only be seen by agents?
