Thank you @Mike Nuss and @Chris Parrish. The park is in Beaver Creek and it a pretty large scale development. I'm not certain what the plans are for development of the community, but I would say this will probably drive up prices and spur more development based on the size of the park. My wife and I are about to have our first child so it may be nice to have this nearby.

Hello all,

I'm looking at purchasing a house in rural area (outside of Oregon City - near Portland Oregon) that currently has a great view of a large open community park across the street. The park is currently just big open field that is available to the public. The community is planning to develop this area into a community park with baseball diamonds, a soccer field, play area, etc. 

My question is, is this park project going to be good or bad for home prices in an area that is now a very quite, rural area with little people and traffic? This house if for my family so not an investment. I'm also not sure if I want to live directly across the street from a park that will draw in large numbers of people an traffic.

I've never heard of any seller, bank or otherwise, having control of what you do with the property after closing. However I know from my first purchase that FHA will not lend on a property that has the previous owner has owned for less than 90 days. I purchased my personal house from a flipper and when the bank realized that we signed the sale agreement less than 90 day after the owner (flipper) had purchased it we had to re-sign the agreement after the 90 day period was over with delaying the closing. This resulted in us having to pay $100 per day for 15 days to avoid losing the deal and our earnest money. Anyway, I don't have short sale experience but I can't see why a seller could prevent you from doing whatever you feel like doing with a property once you own it.

Hi @Adam Shaddy,

I'm in the learning phase of RE investing as well. I would encourage your to listen the podcast that biggerpockets does. There are tons of great stories from real life investors giving plenty of great information and inspiration. Also pick up some books/audio books to read/listen to. I subscribe to audible.com so I can listen to audio books on finances and investing on my commutes. There is a ton to learn from these podscasts and books.
