Not familiar with the commercial side but I've had an account with Umpqua for around 15 years and I love the bank. I just spoke with them about a HELOC for use with investing the other day and they had not issues with it. I'd suggest pursuing Umpqua just for that fact that they are very friendly and easy to work with in my experience.

Thank you @Andrew Postell! I do not have it yet but I'm also not making an offer at the moment. Just getting finances in order to make offers. I spoke to my bank and they were on board with my plan.

Hello all,

I've been searching my county tax assessor's website trying to find where I can look up property owner names and addresses for my mailing list. Can't seem to find anything but information on the property itself. Any advice? So far all of the guides I've found just say to use the tax assessor's website to find the info but don't offer any instruction on where to find it exactly. I'm sure each site is different, but any suggestions on what to look for? I'm in Clackamas County Oregon. Their website is http://www.clackamas.us/at/.

If I'm using a HELOC to fund an acquisition, can I consider that an all cash offer? Would likely be part actually cash in my bank account and part HELOC. The money is mine to do with as I please but it's technically credit not cash so I'm not sure.

I'm in a similar boat but I can tell you that step one is reading some books on the subject. There is a list of recommended real estate books here on BP that will give you a solid understanding of flipping. The Book On Flipping Houses or Millionaire Real Estate Investor are great places to star. RE investors are BIG on sharing info via books and other means, but the books are the most comprehensive source I've found.
