From what I understand you look for properties bought with cash, or where they are held by entities. I'm not a wholesaler, I'm sure one will jump in, but that should get you started. From the ones I've seen it's not easy, not free, and takes more work than the people on tv lead you to believe, enjoy your new business.

@Darren Eady: would you be willing to send some that info my way? Most of the information I have found is on NPN which may be a future play but for my first I was thinking a small performing would be a good start. Also a recommendation for a decent servicing company for small loans would be helpful as the payments are not as big so fee's could eat profits easily.

  My goal is one performing or reperforming note and one rental house in my portfolio by the end of the year. Should be able to accomplish this with my capital. I won't buy a bad deal just to hit my goal, the numbers have to work, but this keeps me searching, and gives me a target to aim at. If I can do more once I get my feet wet then bonus.

 Thanks Jay, I downloaded a bunch of these, I have plenty of listening time with an hr each way drive to work and 8-10 hrs there. I've almost finished all of the BP podcasts so I was looking for something else.

Bob E. Thank you for the information. DD is important no matter the investment. I'm sorry if I wasn't clear on the question. I was wondering if they would be an easier place to source vs trying to find a bank to sell single funds and then they offer servicing I think. I'm not sure about title recording either, "still have a lot to learn" but ppr's warranty seems nice. Thanks again for all your help. So much to learn. It makes examining and selecting my mutual funds look like a walk in the park. Even makes a business acquisition I'm a part of seem simple.

Newb question, would buying from a service like FCI or PPR "Dave Van Horn's company" be a simpler more turnkey option? I was wondering but it seems relevant to the OP

 I think my head is going to blow from info overload, I have been involved in a business acquisition, and my father in law has 3 rentals, two of which are section 8, but so much more to learn, BP podcast has been streaming 10hrs a day for a while, I've caught up on most of them, but it's amazing the difference between the old and new ones

Hello Everyone my name is Dustin, I live in a small town about an hr or so northeast of Minneapolis/StPaul MN on the WI side with my wife and kid/s. I have been lurking and learning here a long time so I figured it was time to join and participate. I have interests in long term buy and hold, and also Note investing.  I think I have come up with a solid strategy given my crazy work schedule. "40-60 hrs on third shift"

My plan is to pay off my primary in about 2 years give or take, While I'm doing that build a Note portfolio. Then once my primary is paid for then I can use that increased cash flow and equity to purchase buy and holds and more notes. I would probably end up using property management because the idea of tenants is a reason I have put off buy and hold for a while. Given my unique schedule my plan is to manage the accounts, and manage the managers for a couple hrs when I get home, Then sleep, wake up, family time, head to work, rinse and repeat. Hopefully keeping "emergency" daytime phone calls to a minimum.

Thank you so much for your time and knowledge, maybe one day when I am more experienced I will be able to be of some help. I look forward to interacting with all of you instead of just hiding in the shadows. Happy investing everyone.
