I have been traveling to Pinellas Co. - specifically Clearwater and St. Pete for years now and absolutely love the area.

I see so many STR'S on Airbnb/VRBO and have rented several myself. Everything I read says that these two specific city's along with many others in the county do not allow STR'S less than 30 days. Are most people taking the risk here? I'd like to get an Airbnb myself but can't figure out what area would be best and easiest.

I have read several articles/blogs about the strict STR laws in areas of Pinellas Co. such as Clearwater and St. Pete. However, I have rented weekly in these areas before and clearly people are still doing it. Can someone help me out here on what the actual laws are and is it worth taking the risk? I love the area and would like to buy a STR for myself down there.

I’ve read a lot about how pinellas co has strict short term rentals laws. Specifically Clearwater and St. Pete. I’ve been looking to invest in the area but am unsure of how other investors are avoiding this issue? 

Is it sort of just a risk that everyone is taking until they get caught? I’ve read that some hefty fines have been issued to some folks. Are there ways to get around city ordinances?

How does everyone set up their private money lender deals? What kind of structure and terms? What legal considerations need to be taken into place? Any info would be helpful. I'm looking for private money lenders to lend on BRRRR's, flips, and rentals.

How does everyone set up/structure their partnerships with hard money lenders? What legal aspects do you have to consider? I am looking to start using hard money lenders and am curious on how to go about setting things up and handling everything.

Looking at buying a SFR for approx. 30-40k. Only needs 15k in renovations. Let's say I'm all in for 50k and the property should rent for $850. ARV would be roughly 95k.

What are the requirements for refinancing? Are they the same for buying a home? I am self employed so it's usually difficult dealing with banks as it is. I would like to put the property in my LLC. To me it seems that if there's enough equity and expenses are covered well enough by the rent then there shouldn't be any Issue refinancing? What has everyone else experienced with this?

What companies are the best to use? Who has the best rates/fees, etc? Who works well with first time flippers? Any info would be helpful!
