Hello fellow BP's I really need some advice in regard to possible real estate deal which consist of 3 structures on 1 parcel. Namely, a total of 14 units 100% occupancy with gross income of $3650 per month. Asking price is $159,000, My issue is with funds to put down for traditional financing, I unfortunately do not have the resources. My question is what would be an effective alternative real estate strategy to obtain this properties with little money down? Thanks in advance for any advice!!

@ Jeff appreciate the insight. If I can complete the deal I have a potential renter with monthly gross income of $550. My first thoughts were if I can secure the deal with personal loan go far it so thanks again for the positive insight!

Hello fellow BP's. I have a question, I may have a potential deal, its a single family house in Ohio, the owner is elderly and moved out to downsize. She may let the property go for 5K need some work but is in decent condition as is. Estimated value roughly 40K 3 bedrooms 1 bath over 1500 sq ft. My objective is to purchase the house with personal loan, therefore having clear title. Next I would like to refi based off the appraised value within 30 days, cash out of at least 75%LTV. Just wanted to know if this scenario is realistic and if so what is my best option ( i.e. conventional. heloc, etc). Appreciate the insight!

Hello fellow BP members! Question, I am interested in starting investing in real estate again, but need some advice. I have been viewing numerous bank owned properties in Springfield, OH under 20K most need around 10-15K in rehab cost. ARV average is 50-60K. Seeking an investor who will finance the purchase price and rehab cost, essentially 100% financing short term based on the asset value. Is there any lenders/private investors that finance in OH?

Hello fellow BP members, I have recently decided to get back into the real estate investing market. A brief bio I worked in the real estate field for over 10 years since 1990's until 2008. For instance, some of my experiences include buying real estate with the primary objective of renting properties for passive income from 1993 thru 1997. Next, I was a general contractor for a few years in from 1996 thru 1999 that created and implemented successful real estate rehab projects for numerous projects.
Indeed, this is a general overview of my experience in the real estate field in SW Ohio.
However, my primary obstacle right now is lack of capital. Specifically, I am seeking private investors who will provide financing on real estate deal under 50K in the Springfield, OH area. My business strategy for the my first property is fix and flip. Indeed, in this area numerous opportunities for distressed properties to obtained depending on an investors financial risk analysis.
