@Ishmael Carter search the podcast with Dan Van Horn on it. I just heard it the other day and it had some good info. He mentioned his book & I purchased it for $13 on Apple Books in audio format.

He mentioned a lot of seasoned note investors started with owner finance deals. Hope this helps!

@Tina Husted just because you're new doesn't mean you can't handle a preforeclosure lead. My first deal was one. They got NOD on feb 7 and we closed the property may 14. Crisis averted. Think big and solve big problems. You got this!

@Michael Nwabueze it's the same as a person that doesn't own property under a LLC. Situation dependent.

@James Mudd I’m not 100% certain and laws vary from state to state, but I believe you just need 2 years in the same industry. The switch from W2 to 1099 might affect that though. Good luck.

@Rowena Agustin long as you’re getting your wiring instructions from the title company directly, and recognize the name of the person giving the info then you’ll be fine.

@Michael Nwabueze LLC's show that the owner is an investor and has skin in the game. For the creative financing side of my business, I prefer to deal with LLC's. It shows sophistication and even if the property isn't for sale, chances are they have other properties they'd be willing to part with. Tired landlords have strong motivation 😉

@Mike M. I feel like you’re not understanding what I’m saying. Todd Fleming is not telling folks to do something illegal in a book that’s selling like hot cakes in the industry. Maybe read it then you’d be better equipped for the conversation.

@Mike M. The promissory note would be attached to the property and worked into the terms of the deal. I’m not asking if it’s possible, I know it is. I’m trying to speak to someone that’s done it.
