My location is definitely open to outlying dfw areas as far as Denton.  Still searching out there, analyzed some but finding anything close to 2% is rare.  Just need to find a different venue.  Going to give all deal routes a chance as I go along.

Howdy everyone. Twenty-six year old Dallasite, Aggie, and new investor looking for deals on multi-family property anywhere around Dallas areas that can cash flow. Needs to be entry level cost since I am currently interested in personally financing, around 100k to 150k availability. I know so far these are few and far between, but I will continue to search.

At this time I am fortunate enough to have no living expense or rent other than vehicle insurance and phone bill.  My goal is to have a first property that I can carry financially even if it reaches 100% vacancy, I.E. it would be my expense similar to someones first owner occupied SFD. When it is occupied I plan to utilize cash flow to update the property, pay down principal, and gain experience in property management for about two years, then put my experience, income, and (hopefully increased) cash flow toward more multi-family investments.
