I love the fact that I get to allocate the 24 hours of each day to whatever I desire. I don’t have to answer to anyone but myself.

Another thing I love about this particular time in real estate is that we are entering the most perfect time for real estate in our history. I am now focusing on buying up as many properties as humanly possible.

We are at rock bottom prices right now! I can’t wait to ride this next real estate cycle all the way to the top.

Go wherever you would like to live for awhile. Study whatever you're most interested in. I studied finance and accounting and found it extremely useful when I started my own business. However, I wish I would've taken more of an interest in real estate earlier on. But that hasn't stopped me from reading countless books and other learning materials on the topic.

Just remember, the end of school is not the end of learning, it's actually just the beginning!

I disagree and feel that there should be no bailouts no matter what the situation. An economy is meant to “correct itself.” If people get greedy (lenders in 2005) the economy is meant to go into a depression or recession to correct the natural flow.

Big companies that got too greedy are meant to fail and go bankrupt. We should not be giving these big companies more money so they can be more greedy. Look at what happened when Obama gave all this money to the so called “Too Big To Fail” companies. They just increased the executives bonuses to ridiculous amounts. Now where are we? Right back to where we were before the bailouts (if not worse.)

I feel the same way about the housing market. Let it correct itself like it always has. That is the whole point of market cycles.

That does seem pretty high for closing costs from that cheap of properties. My title company charges 1% or around $1,000. I would look for another title company if I were you.

Very true Nathan. The key is buying at a distressed price.

Haha I was going to say that but wasn't sure if people would actually get that. One of my favorite shows!

I’ve never dabbled in this strategy but I have always thought about it. It is probably one of the best passive income strategies if you do it right. The numbers have to make sense before you purchase. If the garage is all automated and busy, you can have yourself a cash flow king!

In my opinion, of course it is still possible to get rich today. People are doing it every day. In fact, it’s easier than ever to get rich today (with the internet, automation, online business) than ever before, especially in real estate.

I’m working on building a completely automated online real estate investing business/community. Mark my words, "it's going to be legendary."

Brittany Davis, I do wholesaling too. I would recommend Sean Terry or Eric Medemar as great sources of free info on wholesaling. I've learned plenty from both of them. Good luck!
