@Daniel A Lee Kim I agree that this seems high.  If you have time, I would recommend subbing it out yourself.  You would not only save money, but learn a lot about the process.  This past summer, I updated my 2 bathrooms in my small 2/2 condo, for a little over $10K, by subbing it out myself and doing whatever I can on my own.  If you do go this route, you could get the owner builder permit and save some money on that as well.  If you want some recommendations for contractors, let me know!

@Phillip Williams Oahu may be difficult to find positive cashflow, but there are a few options. One is short term rentals and the other is multi-unit properties. BRRRR is generally a good strategy also, since there are many dated properties on the island. Like @David Varvaro said, it's possible to get both cashflow and appreciation, if you find the right deal. Let me know if I can help!
