John,  i did inspect before I bought it.  I quess I must be retarded to think that a "contract" was a contract :)

Yup,  thats how it goes.  I do have a signed offer acceptance.  Bank of NY MELLON sux  :)   I'm gonna take it tomorrow,  will make 60k and done in a month.  Seems kind of like extortion.  Talked to an atty, he said it seems winnable, but I'd have to have them breach the contract to sue, and it would take a year to get them in court.  Its a sad world we live in..

Made best offer on a H&B house. I won, broker accepted my offer. I just got the P&S back, closing date it longer, no inspection, and they want me to pay them the $$$ tomorrow rather than this friday. Seems pretty harsh. They are trying to bully me.

 The big question is, if they accepted my offer, do they have to abide by the terms ? Broker said if I don't pay up tomorrow, they will throw me out and sell to the next highest bidder. Anyone ever sued a Bank and won for breach of contract ?

Hi Jiva,   yes I had to replace a portion of the sill.  Some had termite holes in it, but was minor damage. The 5' I replaced crumbled when I took a large screwdriver to it.  If beams have to be replaced, house will probably have to be jacked up to remove/replace

Hi Charles,    I do it all. Registry of deeds, mls, drive around and look for empty houses.  This one came on the market Sunday night. Was up drinking coffee and looking  at 6am Monday morning. Drove by property at 7am, corner lot, inground pool (needed liner ) called the listing agent at 9am.  She called back, made an appt for 1pm, had it on paper at 1:30.  No home inspection, no contingencies, told her can close in 2 weeks. Just got lucky, offered the 165k, she said ok, that was thier bottom line. My daughters hubby is an RE agent, had to throw him under the bus,  lol  Realtor wanted ALL the commission on that sale. So I tossed him under the bus, had to buy her stuff to get her unmad.   2 re people send me stuff, but by the time they sent me that listing, I had already bought it.

Dave,  did you have any luck getting the squatter out ?  I have the same thing going on now.  Talked to the squatter, he has no intention of leaving until he's thrown out.

It is a flip, bought it for 165k, did 39k rehab, sold it for $304  :)   Home inspection found the old termite damage. Buyers are a young couple, they are afraid,, lol  There is NO mold, that inspector said "possible" mold,  wtf.  Had it tested, no mold but lost those buyers.

Thanks for that input. Buyers are first time buyers and the home inspection guy freaked them out., They want a pro to spray.  Working on them. It seems Orange oil, and vetiver oil are natural safe products that kill and prevent. Cost less than 100 bucks.  Throw a bunch of nematodes in the ground, presto, case cured and closed.  I H8te home inspectors. Had 2 inspect, one never saw termite damage, but claimed possible mold in attic,, sheesh

I'm going to put an offer in on a foreclosed house. Foreclosed 12/2012. Original owner went belly up, he then got some money from a private investor, 42k mortgage, then got a Hard money lender, to lend him $132k. That went belly up 12/2013. He's still living in the house, HML doesn;t want to evict ? I door knocked, he was on the front porch before I got out of my car. Wouldn't let me look inside. Told me conflicting stories, he was never served, post office screwed up,, etc. He did say that if I gave him 100k and paid off the $200k mortgage it would be mine, lol He;s been living there rent free for 3 years now. He has a job. Whats the most effective way to get him out ? How long does eviction take in liberal Mass ? I was thinking of giving it to a biker group, providing them with 10 kegs of beer and telling them to have at it. Or I could just move in with him with a few friends.

Hi,  Located on south shore, Mass.  Bought a flip, inspected it myself,   i missed some termite damage in the corner of the garage. Main house is good. Anybody have cheap/reasonable termite peeps around here?  Termites are gone now, quote from  Terminix was $1500 and they want to marry me for $400/yr every year after the spray,  lol
