Adding a Studor vent in an already opened wall shouldn't really add much expense at all. I mean, I assume they may charge a little bit more for the cost of the actual part but the rest is some PVC pipe and PVC connections. 

To Aaron's point, I would check that this type of vent is allowed in your situation. I'm assuming that the old sink wasn't vented before and therefore you can't tie into an existing vent system?

Congrats Jeff. Taking that first step is HUGE and you should be proud of what you've accomplished so far. With your "can do" attitude I bet you'll get a buyer lined up and back here on BP reporting about the completion of the process soon.

I have no idea what your market is like for this house but given that you have the space for it I can't think of a situation where a single sink would offer more value than a double sink.  I'd vote to keep the double.

Thanks for the replies! I sold this house so the new owners are definitely free to change the colors. 

I repainted the railings black, since they already were black. The refreshed look was worth the cost of the small can of paint and those oil fumes! 

The chain link fence stayed because, as I said before, the budget could no longer support replacement of it due to some other things that needed attention. That being said, it did benefit the property for the reasons @Colleen F. mentioned. It's a big plus in that neighborhood to have a totally fenced in yard, which this one has. 

Colorful flowers were in those planters but that "after" photo was taken right when it got really cold around here. Within a couple of weeks we were also covered in snow. I did put in some (fake) poinsettias around Christmas so there was a pop of red. Same in that planter box under the window.

The storm door was a bummer but I felt it was needed so that you could get more natural light and fresh air into the main living area during the nicer months. It did bum me out to see so much of the door covered. I should have gotten a storm with larger screen and window inserts. I'll remember that for next time.

I forgot about this thread until I was responding to a different one today where someone was asking about paint colors.

I wanted to come back and say thanks to @Raven Parmer for her suggestion of Robin Egg blue. I cannot recall the exact color I went with but it was a Valspar paint from Lowes. I had numerous comments from neighbors and my Realtor about how much they loved the color.

The suggestion I have is:

1) keep the house and trim white, including that brick
2) add black shutters to the windows
3) paint the front door a bold color

I'm biased though. Here are before & after pics on a flip that I did -- and the front door color was inspired by another BP member.

This is a great series @Daniel Raposo. It probably goes without saying that we, the viewers, get so much more education from your flip via the videos then we would from only having before & after photos. Thanks for taking the time to share them on BP.

It looks like you're doing a great job and really making sure that everything is done correctly and in such a way that a new homeowner won't need to worry about any of this stuff for a very long time to come. Keep up the good work.

@Kyle Grimm - woo hoo dude! What a transformation. Nice job to all involved -- the work looks top notch.

That archway in the front room (living room?) was driving me nuts. I'd give you an extra high five for making that thing symmetrical.

@Matthew B. - thanks for sharing your story and the pics. The place looks amazing! To be fair, I thought the demo pics looked amazing compared to what you had when you bought it. Hah! Congratulations and I hope you get your asking price.
