Hey BP,

Just curious, those who are building their investment business, how is your day-to-day life spent? Do you wake up extra early and start calls/marketing? Or are you more of a night owl who does there research/analysis in the late nights? Do you schedule workout/self-development time? What about the family? 

Any feedback would be appreciated, thanks!

It's great that your job is giving you a heads up about them laying you off rather than get laid off out the blue, that's a blessing! You are quite talented, in my opinion, you should look into getting in the profession that provides you the greatest return then use that money for your investments/connections in the market you're in.

Becoming a realtor has unlimited income potential ontop of the connections you make, but sales can be somewhat daunting. You could use your degree for what you're already skilled in/ have somewhat of a passion for, then work it from there.

You have many options, plan it out right! Best of luck!

Thanks for your insight Barry. I know deals are out here in this market, it seems like consistency for a long period of time is what's necessary, like anything in life right?

Effectivness is important as well, don't want to waste your time making the wrong moves. Need to start going to my local REIAs as well, thanks.

Hey BP,

I've had some friends in the past attempt wholesaling here in Northern Virginia, but none of them were ever able to get a deal. Mainly because of it being too pricey.


Does anybody else have success here wholesaling? I'm in the Woodbridge area

Thanks Theresa, I'm guessing I would have to do my due diligence in knowing how good the condo board is if I still want to go down that route. And I'll start looking into homes with no HOAs, that could help.

Hey BP,

I'm currently looking to invest in a condo in the DMV area (DC, Maryland,Virginia) as my primary residence then rent it out 5-7 years from now. What are all the problems/things to think about when choosing if I'd rather start out in a condo or townhome?

Hey Rich, congrats on getting your license and staring your career. 

Your best time used is spent prospecting. Going door to door, cold calling, asking agents if they need help, go on listing appointments/buyer consultations, open houses.. there are much more options but those are a few to look into.

This area is expensive! Trying to find a rental deal that equals positive cashflow when you factor in all expenses in nearly impossible. I would spend my time looking further south if I were you.

Welcome to BP Chess, Northern Virginia is filled with people who use VA loans because of the surrounding military bases and the proximity to DC.

Buying a SFH and renting out the basement is a solid move, duplexes in this area are more difficult to come by. I have a friend who bought his first townhouse and is renting out the rooms, and he's doing pretty good from that.

The plan you have is a good one, having that capital stored away as a "rainy day" fund is smart, I like it.

As far as putting the properties in different LLCs or the same, it depends on how you're specific financial condition. I'd suggest contacting a tax professional who also invests in real estate and just schedule a consultation with them, I know a couple if you need some.
