Hey Alfred,

I'm a realtor in the Northern Virginia area, and through my experience with dealing with renters who request a discount for paying 3 months upfront, the landlord 99% of the time says no. 

I like to think everything is negotiable, from what I've seen, people who want to pay 3 months rent upfront are typically self-employed/don't have a reliable income.

Hey BP,

I'm still in my first year as a realtor, and I have had some success in the business. I want to get into wholesaling though as well, but I don't want to get too distracted from the realtor side. I've been going to some meetups, networked with some wholesalers, and have studied up on it here and there.  

I was hoping someone here could talk about their experience being a realtor and wholesaler, it would be good to know how much time/effort you allocate to both sides of the business, when/what you have to focus on, and if you were in my shoes, how you would play your cards.

I do business in the Northern Virginia Area by the way.

Hey BP,

I'm relatively new as a real estate agent, but one of my main goals are to become a successful investor, focusing on building a portfolio of rental properties (hard to find cash-flowing properties in the Northern Virginia area btw, from what I've seen) 

As I haven't "made it" yet as an agent, it's crazy to see that the agents who are making good money, aren't investing themselves, with all the resources and tools they have at their disposal.  

Why is that? I feel like it's especially needed when you have a commission-based job

Another thing would be to start a local meetup where you play Robert Kiyosaki’s Cashflow game. One of the brokers at my old office did this and had a steady stream of investor clients

That's a great idea, I have always wanted to play the game but never have, should've asked for it for Christmas lol

Hey BP Community,

I'm a new agent in Woodbridge, Virginia, and I want to eventually build myself to mainly work with investors. Problem is, with me being new to the business, I'm curious about finding and working with clients who are purely purchasing/selling investment properties. I want to see how they work, what it takes, and just be in the game, as I have goals myself of owning investment properties. 

Are there any investor friendly agents here who would be willing to give me some advice?

Hey BP Community,

I'm a brand new real estate agent working out of Woodbridge/Northern Virginia. While being an agent, I have big goals of being a successful investor. I have a couple of questions I was hoping the BP community could help me out with.

1. How as a new agent with little money can I best plan my finances while being self employed? 

2. What are some creative ways to start financing my first deal? I'm looking to purchase a single family house and rent it out, but I heard I need 2 years of tax returns to first get a loan, what are other ways to go about this?

3. How was it funding for your first deal as an agent/broker?

Any help is appreciated, thank you!
