Great last name.   Are you working these hours abroad, or in the States?  The other posters have listed great standard strategy, but if you are working someplace like Qatar I would advise finding a ridiculously cheap place to hang out during your down time that isn't in the States.  Maybe someplace like Cape Town. Its beautiful and impossible to spend money.       

Regarding not managing your properties; that's not a huge deal, its 6-8% mostly throughout Texas.

@Cody L. I live in Montrose, and find your numbers a bit high.  While I expect a lot of owners are coming up on refi in the area due to the popularity of 5/15 ARMs when lots of properties last changed hands, a year ago I sold the first property I ever purchased, a 20-unit Class B in College Station, to a family office from NYC... its not like there isn't competition in the area.   If anything out of town buyers are holding MF asset prices in Houston artificially high.    

You aren't the person with a penchant for bright paint, are you? I do think you are under-selling your team if you are updating those properties and getting those rents.

Welcome to Houston!  Near Northside and Eastwood are both competing to be the next Montrose.   I’d avoid Garden Oaks and Oak Forest unless you are a builder; look to Indepenence Heights for similar deals to a decade ago, maybe.   EaDo has been the next hot thing for over a decade and it’s never transpired - but it still has true believers; mostly hipsters who can’t afford Montrose.    

Something to consider with MF inside the loop: tons of those older C to B properties sold between 2013-4 and are coming up on refi or adjusting for investors with 5/15 ARMs.   So there are off-market deals to be found.

Crowdstreet.com seems to have banned me. Anyone else had an issue with this? Zero clue unless they view copy and paste to opportunity overviews as violation of NDAs... which is ridiculous - 3rd parties would need to log in and sign their own to view any documents.  

No warning or any misconduct at all.   I am a bit confused.   Is the site just down?

@Brigitte Keene I’d check out Evolve if you are looking for 3rd party management. They’ve been blowing me up but the property in question was by that time in a 12-month lease. Vacation rentals have tax issues regardIng personal usage, so talk with a tax professional. But I’d generally advise going with anyone but a local property management company if it’s in a tourist area. They will eat you with fees.

@Ran L. whatever I offer you, and you accept, is the value of the property. Everything else is imaginary. Any models I see with some sort of imbedded value related to purchase price go straight to the trash.

@Charles Kao market value is what you pay for an asset. Anyone who tells you otherwise is making more money from e-books than cash flow focused real estate.

@Mike M. I don’t see a correction that size as EM is way over-valued and the US is the prettiest girl at closing time. However, I do see more reallocation to hard assets.

We are looking for single family homes in the Texas Triangle; specifically occupied or immediately make-ready 3/2 or 4/2 properties fit for lease.  Prefer package deals, but open to all opportunities that make financial sense.   

Focus is primarily San Marcus, BCS, NB; maybe DFW and North Houston if the numbers make sense.
