@Jacob D Cockerell just view comparable listings on AirBnB in your area, and look at their reviews for a decent idea how often they rent out. And find a solid house cleaner for a long term deal to manage turns

@Johnny Lau because a lot of investors don’t like scheduling meetings to ask the GPs why their numbers are jacked... which is how I get to spend this lovely afternoon extracting info on a golf course community.

Syndications are truly passive... until they aren’t. We don’t invest in them anymore. But I’m always happy to raise a fund. You are investing in the managers, not the properties.

@James Wise I agree with this response. In order to below market rates for property management, you need to show serious proof of funds, not just grand ambitions.

@Ian Salinas I wouldn’t jump straight into a construction project on your first investment property. But if your wife already has her hard hat vision, offer them a lease extension at market rate with new floors. I gradually rehabbed a 20-unit apartment complex that way.

@Sue K. They signed their lease, made their security deposit, paid their rent, and moved out with minimal turn costs... and I never had to meet them in person.

Looking to sell a personal vacation beach home in Galveston, TX in need of minor repairs (paint / shower drains / typical turn stuff on the interior) as I’m moving away from the area and don’t want to take on another project that may or may not add value.

As such, I’m thinking of selling directly to Zillow to remove an extra headache. Does anyone have experience with this? I imagine there are imbedded fees that might exceed agents commissions, but I’m looking to move some personal properties quickly, and this seems like an interesting alternative to the traditional process.

Thoughts?

@Jeremy Hackenberg yes. “Cash buyers” just means non-contingent on 3rd party financing.
