Hi,

I bought a "turnkey" property in Detroit more than 16 months ago from a mid-size provider. When I bought it, the rehab was close to be finished, I left $10K in escrow that would be exchanged after the property was done and inspected. Now more than 1 year passed and they company did not finish the rehab. Apparently there are some problems with the utilities that prevents them to work on the property. 

The seller committed to pay my rent even if the property was not rented (rental warranty) but after few months paying rent he stopped doing it. Every time I talk to him he has good words and promise the property will be done in 2 weeks but then nothing happens. What else can I do? (I am out of State)

Hi,

I just bought all-cash a property in Pennsylvania that has been appraised for $40,000. I was thinking now about refinancing the property to cash out as much money as possible. I was thinking about P2P lending sites as @Dawn Anastasi mentioned on her podcast. Is that feasible? any other alternative? The property will cash-flow well.

Hi,

Thank you very much to everybody.

I am cash buying so there is no appraisal from any lender implicated. What I am buying is a turnkey property for cash-flow that still needs to be rehabbed and I wanted to be sure that what I'm paying now is matching the ARV.

Thank you to everybody again and in particular to Euri Lorenzo for the link, I find it really useful! Thank you as well to Clifford Lasky for sharing his knowledge. The problem with the area I am buying is that there are too many foreclosed properties so the price range is really confusing and that's hy I was thinking to hire a professional.

I have been offered a deal in Philadelphia. This property stil needs to be rehabbed by the person who is offering me the deal. I would like to know if I can get an independent appraisal for the ARV from a professional. If you can recommend me a person to do it, please feel free to msg me.

I currently own a couple of investment properties. I would like to increase my portfolio but I am probably going to relocate to the UK soon so I was wondering if I will be able to get OPM to finance the purchase. (I plan to buy a turnkey rental)

I paid $70k and the appraisal is for $80k. I was not thinking in selling, I was wondering if I can get those $10k from the bank to buy another property....

I just bought a turnkey property and it has been appraised by the bank for $10k more than the price in my contract. Is there any way to use that equity that I just got with my house?.

Hi!

There are many companies selling turnkey rentals as an investment which is good for people like me that don't have enough time and knowledge for buying forecloses, flipping.... but my question is : Is there any good guide or website about how to select a good turnkey property? I am talking about how to analyze location, property and future appreciation... any advise would be very welcome.

Joseph, I believe investing through crowfunding is not actually illegal in the US. According to Realty Mogul, the SEC just wants to protect small investors from possible scams and so but If you are "wealthy" or an expert, you can invest. This law does not apply for international investors so they can also invest. According to Realty Mogul website, the congress is going to reevaluate this law and probably remove some of this restrictions soon so "normal" people would be able to invest through crowfunding.

BTW the UK website you mention is pretty cool.

Chris, thank you also for your reply, I just followed your suggestion. I actually did it before posting but I used Realty Mogul instead of crowdfunding and I did not get any result.
