Hi Thomas, 

My daughter and I manage long term rentals in the Phoenix market and I can say that in the past couple of years we are seeing a trend of people doing exactly what you are considering. We have been taking over rentals for long term that were previously short term for all the same reasons you've mentioned. I say jump on it Thomas, you won't regret it.

You can join National at that link and then I'd love to see you join us at the Phoenix chapter. I am familiar with David at Service Star and I'm sure they would be a good option for you. My recommendation is always the same, go to NARPM.org and do your search, majority of NARPM members are all perfect professionals that can handle your property needs. When looking at the list notice the ones with the most initials such as RPM and MPM, they are the most active and educated.

 I disagree, we have developed our own lease and supporting docs. AAR lease is intended to be fair to all but tends to favor the tenant. There is no reason why your lease should not favor the landlord and still be fair to the tenant. This is after all, a landlord freindly state. We update our lease constantly and our attorney reviews it annually, I feel this is the best route and so do most of the instructors at CE classes that I attend.

@Rajesh Sharma One of the biggest assetts of a good PM is if they are current with education and legislation. A good PM will keep you out of trouble and typically make you more money than they will cost you. We do all of the things that you are asking about, automatically, that's our job.

We can do MTR but we prefer to stay away from furnished properties.

@Aaron Arnold, I certainly would not consider myself a mentor but I'm happy to share my experiences with as things come up. I was a fix/flipper in Minnesota, ended up with 33 rentals that I attempted to manage myself. We moved to Gilbert AZ in 2011 and I have been a professional property manager for other people ever since.

 Wade, if I may suggest, when looking for a PM check out the NARPM.org website, these are PM's that are true professionals that work for you. And in response to the financial partner, including Realtors, they aren't educated in current and constantly changing legislation that affects you and your rental property. NARPM actually has people at the state capitol as well as in DC fighting for your rights not the tenants rights. It's very difficult to keep up with the changing laws and this is why I'm an avid member of NARPM and I wish every PM was.

Hi @Tanner Sortillo,

I'm a former fix/flipper/wholesaler, did about 40 deals, ended up with 33 rentals. Decided I liked the property management business the best, moved to AZ in 2011, gradually sold all of my rentals in Minnesota, flipped a couple more in Mesa while getting my Real Estate license to do property management. Since 2015 I have been a Broker/Property Manager, me and my Daughter have been doing property management ever since. She does a few sales now and then particularily she likes to represent our PM Clients when they decide to sell. Let me know if you need any help with contacts or PM.
