I had to replace the flooring in a living room once because they had a weekend party with a campfire in the middle of the living room. I also replaced all of those tenants. :)

I don't think we'll see any positive changes until this current administration is taken out of DC.

We manage about 100 doors in the Phoenix market and honestly we haven't had too much concern about CDC and their moritoriums. We tightened up our screening process, stayed aligned with NARPM members and our attorneys and we are doing okay. We've had a couple of evictions and yes they did go through, took a little longer but my attorney knows how to get things done.

Anyone who needed to be evicted was handled before the expiration of the Moratorium. Out of 100+ tenants I have no one with issues that would require an eviction so it's business as usual here.

I always send out the rent increase as a lease renewal offer and they must sign and return 30 days prior to lease expiration. If they don't return it I change their status to MTM and tac on a MTM rent premium. This will also get the tenant to give you notice to vacate in a timely manner rather than moving out on the last day and not telling you.

This opens you up to Fair Housing issues! If you do Spanish you'd better have every other language as well and secondly whether or not they understand the contract is not your issue, you are not representing them and if you do you are opening yourself up to even more issues.
