Hey guys! 

One of the huge selling points for me on getting a PRO account was the ability to view past webinars. I'm having trouble finding more than just the last few ones, though (located in the Webinar forum). Can you only view the last few ones, or ones that you've registered for, or is there an archive somewhere that's got all of the old ones somewhere that I'm missing?

I agree with Andrew Martin . Wouldn't moving out of and subsequently renting out one of the units increase the amount of overall rental income and thus be more likely to cashflow positively?

I'm looking to buy a triplex in the Union City, New Jersey area (four-plexes are rare in this area). This part of the country is insanely expensive, though. 

@Jorge Garifuna This is an insanely awesome thing that you've done. Thank you so much! Good gravy, there are almost THREE HUNDRED BOOKS on this list! There are enough books mention in the podcasts for listeners to make their own real estate library!

A quick little anecdote:

My brother owns a duplex. He lives in one unit and rents out the other to a Section 8 tenant. The tenant has the same last name as my brother, so the Section 8 officials assumed that they were related and that's apparently a no-no. It took six months of phone calls, paperwork, notarized statements, and copies of birth certificates to convince officials that tenant and landlord were in fact not related. In all this time the tenant paid her portion of the rent on time each month, but Section 8 withheld their part. He finally got a check in the mail this week for all of the back rent.

There are two morals to this story:

1) There are a few people out in the wide world that have the same surname, but are not actually related, and

2) If you ever rent to a Section 8 tenant with your last name, get a copy of their birth certificate to prove that you aren't related and save yourself a ton of grief!

Boy I'm glad I set up some keyword alerts, or I might not have learned about this event! I'm definitely interested in going.

Is anyone else here excited for ski season?? Until recently, I've lived in the south and the nearest resort was three hours away. Now that I live in north Jersey, the closest place is an hour away and I hope to spend a good chunk of time there. I might even grab a season pass. I'm the best mediocre snowboarder out there!
