I have that book! I was lucky enough to be able to get an older copy. That book is known as the "Real Estate Bible."

Check out this link I found in another post. One of the users compiled a list of every book mentioned in the podcast and ranked it by how many times it was mentioned.

Welcome @Jordie Delgado! You're already on the right track by stating your desire to save for your future investments. 

@Thomas S. hit the nail on the head. Don't waste your money on temporary distractions. If you live with your parents, I would suggest staying with them for as long as you can. If they don't charge you rent, that's one less monthly expense you have to pay. If they do, it's probably less than a landlord would charge you, so you'd still be saving.

I would just add that depending on your situation and how much time you have on your hands, you should work as many jobs as possible. You'd be surprised at how quickly you can save up a good chunk of change by working two or three jobs and saving every penny!

While you're doing that, you should definitely educate yourself on the subject of rel estate investing. There is a ton of free information available on this website. Just browse around!

Read, listen, watch, and ask! There are innumerable resources out there for you to take advantage of. There are a TON of free or inexpensive books available on the internet, as well as blogs, forum posts, and podcasts on this very website.

All you have to do is hover over the "Education" tab on your menu and browse through all of that. Or, do a search for anything specific that you want to know. There's a wealth of information there, and it's mostly free!

@Scott Hollister, Solid advice! I want my first investment to be an owner occupied property. I don't know anything about house hacking, but I'll definitely look into it.

Hello!

My name is Daniel Rogers, and I have been waiting to become a real estate investor for the past fifteen years. I was fortunate enough in my youth to have a mentor who helped instill in me the right mindset for entrepreneurship. Although I've owned a business which was successful enough to stay afloat, I didn't invest any of it in real estate! Foolish, I know. Especially knowing what I've known since I was fifteen years old: that real estate is the absolute best investment vehicle out there. 

In any case, better late than never! I started my account on BP a year ago after researching some topic and stumbling across the forums. A year ago I was primed and ready to purchase my first buy-and-hold investment property. My plan was to use an FHA loan to purchase a four bedroom house in East Atlanta and rent out three of the rooms, while I lived in the fourth. However, a job change and a cross country move sort of threw a wrench in that plan. I needed to devote all of my time and energy to the move and the new job.

Fast forward a year and I'm ready to get back into action! My financial and educational situations aren't ideal, so that's where I need to start working. In addition to working on my credit, I've decided to get my real estate license. Aside from giving me access to the MLS, I will undoubtedly gain some invaluable insight into the world of real estate. Also on the educational front, I feel it is imperative that I find a mentor in my area. To that end, I plan on joining the local REIA and networking with people there. I want someone who knows that business to put me through the paces. Unfortunately, however, I have nothing up front to offer in return. I have no capital to invest and no deals to offer. If anyone wanted to teach me how to find deals, though, I would gladly go to work in search of them!

Essentially all that I have to offer a potential mentor is my time, hard work, and willingness to do whatever it takes to learn. If anyone can offer some specific, actionable advice that would make me a more valuable intern to an investor (Read this book and you'll be able to analyze the potential of a property, earn that license and you'll be able to inspect houses for your mentor, etc),  that would be much appreciated!

In closing, I am excited and motivated. Excited to finally be a part of this community and learn from so many knowledgeable people, and motivated to finally get started on my path to financial freedom!
