hey Alex Im Dreyson. I live in St George and Ive ran numbers and analyzed multi families down here (I too want to house hack). I personal have not been able to find ANY property that meets my numbers.

Some interesting numbers Ive seen/heard of are that Utah has 4/5 cities that the housing market has been inflated the most. The cheapest duplex Ive seen is $500k and theyre all near Ogden (north) I have seen any near St George.

I dont mean to discourage, mainly sharing my tough times down here too. I wish you the best and if you find anything feel fre to let me know about your success!

Hey everyone thanks for taking time to look at my question. Ive been seriously looked into my first investment in real estate, I believe the main thing holding me back is financing. Im wondering how you got your first investment property, yourself!

If it helps, Im personally looking to invest in Multifamily/SFH long-term rental. Hope you have a good one and thanks in advance.

I personally dont own rentals down in St George area, but I know ppl who do. Similar story here, they own a tiny home short term rental a bit north of st george and Ive been told it's booked around 80% or more of the time. Different, but similar. I hope this helps make u a bit more confident in investing in southern utah.

Hey Ronnie, Ive already seen some other ppl mention things id talk abt, and just in case ill list what i personally think is important.

-Rent Income

-Additional Income (i.e. storage, laundry, or others)

-property tax

-home insurance

-utilities (depending on who'll pay for them)

-lawn care?

-vacany backup money

-property manager if any

-anything u'd put aside for the properties rainy days (upgrades/repairs in future)

I dont want to make the list too long, but i hope you get the idea. once you find all the numbers that will be put into play you can more accurately determine your cash flow/profit.

one deal i saw was around Kings Hwy. and I'd take slightly worse cashflow over bad neighborhood so if there's any that stand out feel free to list a couple.

Glad to hear that youre investing in LA state. For the specific deal in LA im planning on house hacking. My long term picture is to have rentals paying for necessities and then I'd wholesale & fix & flip for short term capital - kinda like work "bonuses"

Hello everyone, my name's Dreyson. I'm looking to invest in LA state, but I don't know the area too well. Certain deals, specifically in Shreveport, have popped up and numbers seem good - what I'm wondering is,

  • What areas are good for families?
  • Are there any places to avoid or to definitely go for?

I'd love some more knowledge about the area. Have you yourself invested in Louisiana? Thank you all for your time and have a good one.
