Hey Jay,

What type of cash-out refi?  What type of collateral and loan-to-value are you looking for?  Cash-flow look good?  I'm former banker that used to approve deals and use several different places for my deals but each of them have different appetites right now.  Let me know and I can make some suggestions.

Correct, what I've heard is that it's only if you continuously are applying AND opening new credit in a short time period that it can negatively affect your score.

@James Allen.  I grew up on the north side of Atlanta in Dunwoody but have been investing in Dekalb County over the last 5 years.  My business partner, who is still in town, and I have bought up single family homes in Lithonia, Decatur, Stone Mountain, and Ellenwood areas.  We've rented them mainly section 8 which has provided great cashflow and we've seen some great appreciation in the last 24 months.  Also, renting section 8 allows them to rent in a matter of hours instead of weeks.  If you'd like some more information and/or advise if you choose to go in that direction feel free to reach out.

Rafael, I agree with Ralph.  Full disclosure, I don't know anything about the Las Vegas market but I'm not sure how the numbers work for a buy and hold investor.  To even cashflow and conservatively have some money left for repairs and vacancy the buyer would have to put 25-35% down and that wouldn't get many people excited.
