Hello everyone!  Long time lurker, occasional poster here.  My wife and I live in Lebanon, NH, in the Upper Valley of NH & VT.  We are in pre-planning stages for a house we found that just came on the market.  Frankly, we weren't planning on buying and rehabbing a house in our area due to high property values & taxes, among other reasons.  However, this house made our eyes light up.  We are looking at it this afternoon (2/2/17). There were 7 showings on the first day on market, so while we are optimistic, it may be swept from under our feet.

This is a real fixer upper, 100+ yr old home with plaster walls in need of some repair, hardwood floors which we hope to salvage, but the house looks straight out of the 1940's.  We hope to keep as much of the original materials as possible (original windows, repair or only replace plaster as needed).  However, it would require a new kitchen, updated furnace possible, new bathrooms, fixtures, etc.  Exterior has actually been cared for, however we probably need to give it a fresh coat of paint and repair minor damage to the chimney.

Guesstimating close to 100k in work if we used contractors to do rehab. ARV $240k, probably offering ~$100k if we get the chance.


I have a couple questions:
1) Are there contractors you might recommend us contacting for a full interior renovation? 
2) For you historic home lovers, anything we should keep in mind during a possible renovation like this?

Hi @Mara Witt, sorry for your situation with this Tenant.  I'm not a lawyer, so do contact one should you feel you need legal advice with this situation.

My first thought is to make sure you are keeping records of any verbal and written communicaiton between you and the tenant.  Unfortunately, it seems to me this tenant does not have a particularly great attitude in general.  Write down any verbal communication and follow up with an email to the tenant confirming anything discussed as soon as possible.  Take any photos needed and definitely keep records of what your handyman said regarding the heat in the house (72 vs Tenant stated "60").  

To answer your questions in order...
1) See above.  Record all relevent heating information and communications.  Also, check the language in your lease regarding heat.  If she continues to 'Cry Wolf', you could create an addendum to your lease (which the tenant would have to sign) stating that any heating damages caused by tenant or any costs associated with false heating reports by tenant will be billed to Tenant. Something to that effect. I'm not sure of the legality, so contact a lawyer in this case.

2) Is there a reason the leak has not been fixed? Is this a roof issue?  I might suggest to get this fixed ASAP.  If you need a new roof, you could categorize this as a Capital Expense and depreciate it in your taxes.

3) What is stated in your lease regarding dog cleanup? You have to follow your own rules.

4) This is secondary to the heating issue and is a personal clothing preference by the tenant.  Nothing you can do to enforce her to wear a sweater or a birthday suit.  As long as heat is provided per State Law at a minimum, you should be fine.

Congratulations, John!  May I ask how you found the numbers for Rehab costs?  Did the calling center estimate that for you or have you personally researched costs in your area?

I have a 0.1 Acre property for sale in Old Town, Maine which needs lawn mowing every week or two until it sells and also a deep clean and coat of paint now that the tenant has vacated.  Yard has a fence gate which only allows a push-mower through.

Any suggestions from you all in that area of ME for 1) a neighborhood lawn guy 2) cleaner 3) painter/handyman?  Maybe the handyman can also do the lawn...

You should obviously mitigate your risk on any project for unforeseen issues.  Whatever your repair estimate is, add a contingency factor because you will go over budget.  Read Jd's explanation again.  Then read it again.  And again.  This is a great strategy to move forward from where you are now.  Figure out how your business will run, how you need to accomplish each task, and apply that philosophy to each project.
