@Account Closed Adverse possession could apply; otherwise there's a legal concept called acquiescence in Colorado.  Just to note, most title policies exclude such issues.

@Oliver Fisher, sorry to hear about your grandmother; I hope she's alright. You are correct: you either need to (a) find a transactional lender or other source of funds to close or (b) keep assigning deals until you have said funds. Best of luck!

Thanks for the shout out, @Matt M.!  @Oliver Fisher, double closings aren't illegal in CO, it's just that no one in town seems to do them without you putting up the funds.

@Tony SanFilippo, FYI, in most of the Denver Metro Area, this arrangement would violate zoning ordinances by exceeding occupancy limits.  In Denver for example, only two unrelated persons may reside together unless you get a permit for a third from the city.
