Need Advice! Raw land in CO.
Thanks in advance for any advice ya'll can offer, here's the situation: My father has owned ~5 acres of land out in CO near Ft. Garland. He has always been an absentee owner and now wants to sell it.
- Comps vary widely on Zillow (I don't have access to MLS...sitting for my agent's license next month).
- A local agent he contacted said they would recommend listing at $11k

I'm such a newbie working on investing here in FL and have never worked a deal in raw land, so I have no idea how to steer him in the right direction. Here are the questions:
- What's the best way to find a local agent to help with the sale?
- Should he sell it raw or look into building on it to elevate his profit in the sale?
