@Brandon Cline there are definitely times when you have to offer site unseen like you mentioned. In that case I think you can drive by the property to assess the outside best you can (Roof, HVAC, windows, paint, landscaping) and make an educated guess on interior repairs to give the best offer possible. Of course the offer full price and work it back technique is employed by many, and usually results in the first offer falling out.

I can't complain though, I often make my best contacts with agents who have been caught up in accepting the highest (But not best) offer 2, 3, 4 times and then finally coming down to my "lowball" offer that actually gets closed. They agree with me when I say "Next time just bring it directly to me and avoid this whole fiasco"

In a hot market if an agent accepts a 10 day inspection period with low EMD on a fixer upper single family house they are setting themselves up for a walk back

@Joe Cassandra I need to send these stories to every realtor I work with and tell them "See! I told you not to accept sight unseen offers"

That's always my question when they want to take a higher offer than mine. "Did they actually see the property and estimate repairs before sending the offer? No? Ok so you know that offer is BS and not the actual price they will close at then right?"

You just described Opendoor's tactics to a T

I have a degree in Accounting, I would say it's helped me zero in real estate investing.

I would have got my license at 18 if I could go back in time

As is just means that the seller will make no repairs, that's it. You are completely within your right to ask for a price reduction. Will they give it? Maybe, maybe not, but your agent should still ask.

Red Rock Cabinets in Chandler on Ray. Jim has the cheapest prices by far and great product, you can get solid wood cabinets for a 10x10 kitchen for under $3k, soft close, shaker style etc. Tell him Dustin and Makayla sent you

He also has two installers. One charges $40 per box not including things like toe kick, crown moulding etc. and one is $50 a box but does all the extras included. They will also install handles $1 per hole.

They partner with a local countertop supplier/fabricator who has great prices as well

That's a lot of equity to capture assuming as is value is 500k+ and you make your money on the buy. I would go for it if you can swing it
