@Bryan N. I have been going through this and have been removing all carpeting and  installing laminate flooring (wood look).  It has enabled me to get renters quicker for a bit more rent.  With the low cost of the laminate, it has worked out very well.

I also look at it this way...  If I don't have a renter for a month, I am loosing that income.  I spend on the upgrades and it has always paid out in the long run.

@Matthew Harper Is there a bigger issue in hiding?  What is motivating the owner to offer you the loan?  Why is he moving?

Just questions that popped into my mind.  It looks good in numbers but what are you missing?  Could be nothing....

@Michael Bier One comment that I would make is to not lower your acceptance standards.  It will only cause more problems in the future.

@Kalimah Jenkins  - sorry to hear your story but I am glad you got the situation resolved.  Your story, although rough for you, taught me tips that I may use in the future.  I have not had to go through what you did but I learned that I may add "and all others' to my paperwork.  Thanks!

I would evict if the rent is not paid according to the lease agreement.  Period.  I have learned that this is a business and many tenants will try to take advantage of you.
