I am looking at a property in Indianapolis on a septic field with well.  Was wondering who the contact in Indianapolis to check when the house could have water and sewer connected.  Both are in the neighborhood across from my target property.

@Eric F. Laser printer especially if you print legal documents.  Ink-jet smears easily and does not look professional (in my opinion). 

Agree with Edward - HP wireless laser is the way to go.

Hang in there. There are plenty of properties out there that you can get your feet wet with. You may want to find a SFH, duplex or triplex to get your feet wet. You can find your $100 per door objective in other ways.

I own properties in Castleton (B area) and in Lawrence (C area) and they both do well.  You just need to do your homework and find something that meets your criteria and cash-flow expectations.  Good Luck!

What's to the left of the sink around the corner?  Is there enough room there?

If not - I see your 2 options are to purchase the 18" dishwasher or change out the cabinet bases(not really a good economic choice).  In my experience with dishwashers they usually last about 5-7 years.

@Tom Vallatini The closing costs are about the same as the GFE.  Some fees went slightly up and others down.  Pretty much a wash.  The only surprise was that the appraisals came in over 10k more than expected - which I really like the market rebound that is occurring.

Thank Ned for your insight as I have not set up an LLC or Corp as of yet. Could this be that you are personally easier to track so that a keen lawyer can find what assets you have to base a lawsuit amount? i.e. - am I worth suing? This is the only other factor I thought of after I posted this thread last evening.

I was at a REI investment seminar today and it was mentioned that you should never have your name in the name of your business - in the line of being "asset protection". You should not use your name (first and/or last) in the name of your business (LLC, corporation, etc.) We were given the reasoning that you have a linkage between the business and yourself personally. It may therefore connect the company to you personally when a legal action is taken against the company.

Can just a name connect you personally to the LLC/Corporation and make you liable? Doesn't not make sense to me.

I did sign a waiver in which they had to provide me the appraisal within 3 days of it being completed.  I received that paperwork and everything is great.  I agree Joe - I am getting all kinds of help from the government.

Thanks for the input everyone.  Its been helpful.  I will need to talk to my insurance agent to see if it is an issue but I am glad to hear that they don't seem to be an issue.
