My Son and Daughter-in-law are looking for a local banker to work with to purchase first home.  Looking for suggestions of local banks and someone that can sit down with them and walk thru loan options.  Any info is appreciated!

@Kat W. The original floor was laid about 6 months ago and the new flooring has already been purchased. We are good on color but I think that transition strip may be our only option.

The question is simple. Can the flooring be separated after it has been laid?

What I want to do is expand the flooring into an adjacent area. The dining room was previously laid and it would be expanded into a family room. I would like to properly weave the planks together by removing the short (cut) pieces from the existing floor. Looking for experience in doing this. If all else fails, we would lay a transition strip between the 2 areas.

@Thuy Pham-Satrappe - good catch... the seller pays their closing costs and 1/2 of mine. They pay 100% for the deed insurance as they are required to supply me a clear and clean deed.

@Candace Price - our attorney advised us to set up multi member LLCs between my wife and myself into multiple llcs. This is for asset protection of the properties between personal and business -and- protection between business and business -and- protection between wife and myself since suits often are against one person of an LLC. In all of this, only fractions of the business are exposed. This of course sits behind multimillion liability insurance policies. We are set up for asset protection.

@Jonathan Watt - we have had a similar situation and we charged him a flat fee for the cost to repair. We outline the repair/replacement costs at lease signing and they agree to the fees prior to moving in. In our case it was carpeting in the master bedroom that the tenant ruined with candles that we replaced with laminate. The fee did not cover our costs but we planned on this upgrade.

@Michael Sherwood - I charge a $200 non-refundable pet fee and then an additional $25 per month per pet. For dogs we have breed limitations and 20 lbs max. No cats.

@Marci Stein - 10 years without painting? Seems a little long... I would paint it for good tenants - hands down.
