Has anyone had any issues with turning one u unit in a duplex into a airbnb and one unit as a long term rental is that something that long-term tenants get mad about? Also whays some issues to be prepared for when having a airbnb?

Hey bp I'm trying to get my first deal and I was wondering if I want to do my first deal  Using hard money do they usually require me to have a property first or do I find a lender willing to lend  then find a deal. Also what's the typical rates I can be expecting as a first timer?

Matthew Brill@ the thing is if I do it half time I only get approved for a small lone and the way the market is going its going to be tuff to find that first property that's y i was thinking of trying to build up and the 1099 job and hope the market settles down

I'm 22 years old I've hade a regular job for a few years im thinking of becoming a real estate agent ,but I can't decide if I should do it cuz if I do then I lose the chance of getting a lone to do a house hack cuz its a 1099 instead of a w2. At the same time now I live with my parents and I don't really have expenses so its kinda the only time I'll be able to start a  Commission based job and learn about real estate at the same time ,any one have a suggestion on which way to go  either stay at the w2 job a possible find a house in this type of market or go for the real estate job? All ideas are appreciated

@Jaron Walling 100% I already  have a pre-approval for 203k and a good contractor so I'm not so worried im just worried about finding a good property for the right price the market seams crazy right now

@Charles Carillo i plan on using a 203k so I'm i only look for vacant units
