How long of a hold did you have on this? You must have bought around 2011-12?

Not sure if you're looking to hire a PM but if you are this could be the start of your search for one. Try giving some a call and tell them what you're looking at and see if they provide their thoughts on the rental rates for the area. I bet you could have a list of PM's and make some calls within an hours time.

I'll be looking back into your threads for updates as I've enjoyed your write up. 

@Dan T. I appreciate both of your threads and the info provided. I have looked for years now and have actually contacted REI Nation (back when it was Memphis Invest) and spoken to them on a few occasions over these years. I seem to always come back to the idea of purchasing from them. I do know first hand the research it takes to dive into a an out of state market to find agents, good neighborhoods, what zip codes to look for etc. I've done that and I just don't have the time to do it again.

In your above numbers you don't mention taxes. Does the anticipated $281/mo cash flow account for taxes? 

Side note- the picture you have for your profile intrigues me. Is that taken near Johnson Valley by chance? You must be into trophy truck/ultra 4 racing?

Yeah I guess I could try mailing the property, it certainly doesn't hurt.

For some reason I didn't get an auto email when you replied so I just now saw this. I'm not sure where the property tax bill goes to and I'm not sure how to figure that out. But I'd think it was mailed directly do the subject property since that is where both people are supposed to be living (one deceased and the other doesn't live there).

I'm trying to locate a person on a deed to a home near me. I've gone to the county, I've used numerous research websites online (UCC connect, staterecords.org etc., I tried contacting local senior citizen homes as well) and all have pointed me to the same address and phone number. The number is disconnected and the address provided is to the property I know is vacant (I see it every day out my window, trust me, it is vacant). I just used a skip trace service over the weekend and it provided me the same information I already had. Does anyone know if a private investigator will actually do more than what a skip trace service does? The PI I've contacted is significantly more expensive ($2-300 is what he told me) which can be worth it but not if I receive the same info I'll be providing them. Does anyone have any concrete evidence to help me out? I'm pretty sure I have exhausted all of my resources except a PI at this point.
