What are you asking? You want to build a home on a lot you own. Cool. Do you not understand the process from A to Z? Are you looking for design opinions etc? Help us help you.

I would also add that since it's a 6 unit you'll have to be getting a commercial loan with different terms than what you're assuming which will make a big hit into your cashflow.

@Jack B. Most of the ones I've looked into have been in the Ohio area. A couple in other states but I don't have my notes out to tell you which ones exactly.

@Jack B. From all the ones I've analyzed I've yet to see a SFH cashflow for more than $200/mo. In fact I think the highest I've seen is around $175/mo. I generally look at SFH's around the $90k purchase price.

Sounds like you got lucky with a good contractor on the first go around. Hang onto that contact for the future! Any before/after pics?

Hopefully you have all your documentation to back up what you're saying! That sounds like a PITA. I hope it works out well for you.
