Skip trace versus Private Investigator

I'm trying to locate a person on a deed to a home near me. I've gone to the county, I've used numerous research websites online (UCC connect, staterecords.org etc., I tried contacting local senior citizen homes as well) and all have pointed me to the same address and phone number. The number is disconnected and the address provided is to the property I know is vacant (I see it every day out my window, trust me, it is vacant). I just used a skip trace service over the weekend and it provided me the same information I already had. Does anyone know if a private investigator will actually do more than what a skip trace service does? The PI I've contacted is significantly more expensive ($2-300 is what he told me) which can be worth it but not if I receive the same info I'll be providing them. Does anyone have any concrete evidence to help me out? I'm pretty sure I have exhausted all of my resources except a PI at this point.
