@Jon LaBorde That's what I figured you meant which is why I warned you that it's very unlikely you will get a deal from 10k cold texts. SMS is a very low impact method of reaching people. For example I auto-delete every text I get from numbers that are not already in my contacts without even looking at them. You would need to hit them up with multiple texts with different messages over a long period of time in an attempt to build some kind of trust factor before just about anyone would consider responding.

At least tell me that you have a well targeted list that you're thinking about texting?

@Jon LaBorde Don't use any marketing method that you can't sustain long-term.

Something like cold text blasts is going to require a large list and regular contact for a long time to generate a worthwhile response. I also wouldn't even suggest doing it exclusively. It should be something that you use in conjunction with other ways of contacting the same people.

The response rate is also going to be a tiny fraction of what you would get from cold calls. You definitely do not need to cold call all day every day to find deals.

@Breanne Weber In Ontario you can hire someone to open the door but that's it. They can't answer any questions, collect deposits, sign leases etc. unless they're your legal employee (not a contractor) or a licensed agent.

@Adam Alvarez There's nothing to handle, they're just in a bad mood and have no motivation to sell any property they might own.

I would have said: "Hah! Good call! Have a great day."

Don't assign sub2's. If the other investor does anything to mess the deal up you could find yourself getting dragged into the lawsuits, or worse. For sellers who need debt relief stick with assigning lease options or contracts for deed, they afford the seller better protections.

Finding these deals:
1. FSBOs
2. Expireds
3. FRBOs

You can call, door knock, mail, or attract them with PPC or SEO to your website.

@Nicholas Salman Since I'm a lease option/sub2/owner finance guy the market here in Canada hasn't had much need for my skills the last few years. That's all changing now and I expect I'll have a good run for the next 5-10 years.

@Susan Owen There are more than a few FSBOs I wouldn't have been able to buy from if I was licensed because they hated agents. Also here in Canada agents can't contact expired listings. Since those are my two biggest sources of deals getting licensed wouldn't do my investing any favors.

It's pretty situational but I thought I'd mention it.

@Ed Walker Looks good to me Ed! Under market value, 0% interest owner-carry, and cash flow positive. $30k down is more than I would prefer but you should be able to get at least half of that back from the tenant/buyer so your COC is going to be pretty solid.

@Chris Webb Why pay 4% when you can pay 0%?

So she went on vacation and wants you to pay for it because while she was away her gas may not have been working, although she doesn't know that for a fact, because she wasn't there. Hahahaha! Sorry just have to laugh at that one!
