@John Napier Thank you Sir, we love the OV area and it has thus far been pretty good to us.  All of the reno work save for some clean out work have been done in house by our team on this property.

@Christopher Dizon as Sean said the rental market here is pretty good, between the military, shipyards and contractors there is most certainly a demand.

The kitchen and bath are tiled hoping they hold up better then the LVP and shows a bit better higher perceived value, or at least that was the logic.

@Michael Plante cabinets were 30+ years old and in pretty rough shape. We had to take them down and open up the wall to address some plumbing concerns so keeping them was just not feasible.

Luckily we have a pretty good local supplier so new ones were relatively economical. To hit our target price point painting would not have been an option. We exceeded our projections by roughly $100 a month and are collecting $1k
