Yes, I tried but the current owner is not receptive to the idea. She is in foreclosure due to divorce and I think she just wants this to end. I will keep trying until there is final judgement then hopefully buy from the bank directly. 

To my flippers: What is the value of having a designated area for a home office? Increase valve?

Went to met a banker today with one the local banks that just opened a new locale here in my area. Would you believe it, they are portfolio lenders!!

Another question:

The mortgage company appoints the appraiser? If that's correct, there is no way to control which appraiser is used to estimate the value of a property. 

I was talking with a RE agent and found out that the quality of appraisers differ greatly and this an investor can skew the property value especially in up-and-coming market. Is there a way to assure the appraiser? 

I haven't had much luck in person either. Sorry no help on finding vacant properties via this method.

Update: I finally was able to speak with the owners of the property who seemed to be interested but was not ready to negotiate. I was told to call back in 1-2 weeks. So its on my calendar. We shall see.
