Has anyone heard of this company - Phillips Finance LLC out of Reno, NV? Steven L Phillips is associated with the business. They are offering very good terms for rehab loan but haven't heard of this company and not sure if its a scam.

I used the same offer worked out well. Only catch is it took near 3-4 weeks from measure to install due to so many people taking advantage of the offer. In the offer we had in our area, the stairs was included. Hope this helps.

I not an expert or even have a multifamily but if the numbers are not then they are not matching. Don't try to make it fit. If you are not sure, may consider presenting the property at a local REIA and seek the opinion of other investors. Also, usually the financial statements provided by the owner are incomplete or missing data points to make the property look attractive so if you are seeing issues already then you may have a dud. If I were you I would have another local investor run the numbers with you then present the offer that makes sense. Provide the seller with a letter or conversation as how you came to your numbers.

Read/Listen to different podcast to determine your investing type. Are you buy/hold, fix/flip, wholesale, small unit apt, notes, land etc.

wow!! Love the lessons learned. I flip properties myself and have done 3 and working on #4. Each flip you learn something new but you learned a wealth of knowledge just with this one.
