You can go the county appraiser or assessor office and look up who owns the property and where they send the tax bill. If you want to actually speak with the owner then you will have to go a step further by "googling" or subscribe to a search site like Intellius.

I love the show for the dramatic transformations and high-end finishes but I must agree with everyone else that its only partially true. The renovation numbers seem more cost of labor and not materials. Also, they spend on unnecessary upgrades. Lastly, they leave out holding costs, interest payments, closing costs, cost from borrowing from family and at times on some episodes time on market. 

I watch it almost weekly.

I was wondering if anyone can share how they organize the mountain of paper receipts during a renovation? How long do you hold on to those receipts?

So the Non-refundable $ would be deducted from the purchase price?

I am mid-way into a reno flip when a buyer states they want to purchase the property at asking but they want to pick the finishes? I did lower the purchase for them to take the house As-Is and they could finish it but they didn't take that.

How do you structure this?

What do I need to do to protect myself?

I am not even sure this is a good idea. This my first flip and I do not have a lot of cushion in my budget.

2 weeks done and passed first inspection which is very exciting; however, we will definitely be over budget by at least 5K.

Thanks everyone. We have closed and now starting demo. Hope to be done in 6 weeks with it sold soon after for at least 20,000+ profit. I will post before and after pics once its done with a breakdown of the numbers.

Also this property comes with vacant lot already with water and sewer line hooked up. We plan to try a spec build at some point in the later future.
