Good day to all,

My name is Dontae. I'm from the Bronx and I'm an active duty member preparing to leave the service. I have a marketing agency and I'm looking for feedback on what's needed in the marketing space. I'm not looking to sell you anything. I wanted to ask a few questions to a professional and see what the feedback is to help cater to my clients better. I don't want to take up to much of your time. I would like to hear what is needed on the market via CRM and Marketing strategies side of things and re-adjust my plan. Thank you in advance and hope to hear from you soon!

Like I said, I don't want to waste your time I just want to help my business out by getting feedback from someone who is in the field.

Good morning to you all, My Name is Dontae Taylor and I posted a year ago about getting into the investment side of real estate. I've joined a REIA in Long Island and met some amazing people. Unfortunately, I was unable to close any deals or do any business with anyone in NY. So I took the last year to develop my skills and sharpen my sword if you will. I learned the digital marketing game and plan on using that to raise capital, learn more about real estate, and work with a broker or agent that can be my mentor. To give you a little about me. I am an active duty member of the United States Coast Guard and will get out of the service in August of this year. I plan to move to Houston, TX, and pursue my real estate career there. I love the state of Texas and know my time in service and living in NY must come to an end. I am 24 years old and I would love to start my new journey in life now before I settle down with a family. I'm highly motivated and humble to be mentored and guided in the right direction.

I can't wait to engage with you all and hope to hear from you soon, Thanks!

 Nathan,

Thank you for the advice. I will check out those tools and websites to build my network.

P.s. Thank you for letting me know about the all caps, as you can tell I'm new to networking and I'm already get taught a lesson. Keep being great.

Dontae, Thank you for your service and welcome to BP.

Real estate investing for beginners doesn’t have to be overwhelming. Start small, do your research, and consider your short-term and long-term goals. Talk to experts and learn more about investing and the market where you wish to buy, and most importantly, don’t rush!

I am an investor and agent in the Houston and Austin market. If you have any questions regarding the Texas market, feel free to ask.

Good Luck!

 Wale ,

Thank you for advice. I have some homework to do !

@Dontae Taylor Use your VA benefits. You can buy a 2-4 unit property with VA loan using zero money down. I did it. I have helped many Veterans do the same thing.

 Aaron ,

I actually walked away from a deal 2 years ago like that. It was a Quadplex 75% occupied and the one unit that was open I thought in my ignorance at the time was " Way to much work " for me to rehab. If I had the little knowledge i have now i would have done very well on that deal. We live and we learn. Thanks for the advice and I will be getting right to work on the information you have given me. Thank you again !

I would find a local REI meetup to connect with other investors. Being in New York, I'm sure you'll meet plenty of others who invest out of state.
Nicole ,

It's ironic that you mentioned that. I just listened to a podcast about looking for your local REIA. I found one fairly close to me that I will be attending next week. Thank you !

Welcome to BP @Dontae Taylor, and thank you for your service.  If you haven't already, I would recommending reading "Investing in Real Estate with No (and Low) Money Down by Brandon Turner.  It' a great book that talks about exactly what you are looking for in terms of starting strategies.

Those markets you mentioned have great potential - I'm a little biased towards Texas, specifically the Austin area, but I've heard great things about all that you mentioned.  I would be happy to help out in any way I can.  Cheers!

 Joshua ,

Much appreciated Sir, when I find deals I will be more then happy to follow up with you about it. Especially in the TX market. Thank You !

Quote from @David Bain:
Those are all super solid markets dependent on where you target.  What part of Virginia were you in?  The VA beach/Norfolk region?  That market is definitely killing it if done right.  Are you looking to use your VA loan soon? Or saving up capital for your first rental purchase?

Yes, I was stationed in the Hampton Roads area. My base was in VA Beach. I plan to use my VA loan for my first property. The only down fall is even if I am living in the property it has to be within a certain mile radius from my station in NY. So I would have to look in the markets closer in NY than any of the states I mentioned.

I don't have a guarantee area yet. I do have interest in TX, VA, and FL. I'm stationed in NY right now but served about 4 years in VA. Its a lot of opportunity in VA, but i know i can do better in other states like the one I listed. After getting out of the military I do plan on moving to one of those states as well so I'm local to my investments.

Good morning everyone, My name is Dontae Taylor. I am a active duty member (United States Coast Guard) and i have all ways known that real estate investing was for me. With that being said i have done some research and i am looking for a mentor. Also i don't have any money and would love to learn about strategies that allow me to use little to no money down. My goal is to get into long term multi-family properties and build wealth in that area of real estate. I have the drive and heart for the business i just need guidance. Thank you and hope you all have a great day.
