Alan Brown made all the great points... I'm in a similar situation but I live in Nashville TN, I'm going to flip a low cost property (below 50k) then buy a tri or quad plex to house hack. I'm also reaching out to property management companies, developers, and flippers in my area to find an entry level position. Just to get me feet wet and hopefully gain knowledge. Try googling keywords for ur area to find people in the industry in your area. Just be careful not to get used for your low cost labor, work with someone who cares about your development into a real estate investor

Thanks @Brittaney Woods and @Erick Burgos, ill continue to do more research and confer with a mentor I've established in the Nashville area. I'm leaning towards wholesaling the property but I have to figure out if there's a mortgage on the place and how much is left. I do know rents in that area have been increasing steadily since 07. Thanks again

@Jordan Thompson  I live in Nashville and visit the smokies throught the year. I also have a friend who owns a cabin there, it's slightly different than Airbnb as most people register there cabins with a local company like Airbnb like small mom and pop companies who act as a property management company and a rental agent. Also most people prefer to stay in a cabin over a chalet because the cabins feel more like you are living in the mountains. But the cabins are generally more expensive. And 3 bedroom cabins seem to book up the fastest and most often compared to the large ones or the really small ones.

(this will be my first deal, i have limited/no experience beside reading the forums and listening to the podcast, I also have limited funds for a down payment) 

I have a friend who is renting an townhouse 2 bd 3 br built in 2004 (with a HOA) from her cousin. Her cousin is a doctor who has moved to a different state. Once my friends lease is done the cousin wants to sell the place. The cousin doesn't care about real estate investing or evening going through a realtor to sale the place. And I know I can buy the place below market value but not dirt cheap.

My question is how  should I wholesale the house to a buyer, ask the cousin for seller financing, or another method. 

My long term goal is to be a buy and hold investor of multi family homes, but I would like to flip homes to build capital to invest in multi families.

Hey I'm Donta, I am from Chicago but moved to Nashville for college and grad school. 

I learned how to brew beer, garden, and work on my 68 mustang all from a forum. So I figure I can learn how to invest in real estate the same way!

I've been following BP for a while and have listen to about 65 podcast so far (All great material Thanks Josh and Brandon) 

I am here to learn and offer any advice I can give
