What city are the houses in ? If your doing a fairly big rehab it’s about 25 bucks a square foot to gut he house. Need way more details for an accurate answer to the questions.

Got your invite. I am eventually going to get into multi family but I have great credit but not much capital. Plus I have flipped cars for years and love the thrill of the hunt. So wholesaling is where it’s at for a thrill, but sheesh is it tough.

Welcome. 

I am new as well and am committed to analyzing 1 deal a day and finding my first wholesale deal before the end of the year. I have 300 mailers going out in the next 2 weeks. Glad I’m not alone I utah for the 90 day challenge. 

I have a great realtor but she usually deals in home buyers. I am currently looking for an investor savvy realtor as well.

How will you get the leads and find those pre foreclosure homes before the auction ? I went out on a home rehab with a friend and he had found the house the day before it went to auction and saved he owner a lot of money. So yes that’s a great strategy to find the deal right before auction.

Newbie here as well. Foreclosures are tough. My plan is direct mails marketing to off market deals. Working on a 300 home run campaign now.

Hey

I have access to printing and what not for direct mail. I am building a mail campaign for homes with a lot of equity near West Jordan. I also drive for work and drive for dollars every day. Could use some help from an agent or partner up. Have about 7 homes in my funnel right now but have not landed my first deal. I found all my leads while driving for dollars. I would be happy to share if you could help on GE MLS side of things. Maybe partner up or what not.
