Post: Habitat for Humanity Subject to?

Has anyone ever subject to'd a habitat for humanity house? I have a seller that wants to sub2 her house but I'm having a hard time getting my auth. to release information in to her lender.

I'm a little confused about the whole thing. Since the house was built for free or at a discount I wasn't sure if I'd run into any problems.

I'm sure the quality of the house isn't great but it needs little work. The note is $211 with 5 years left and will Sec-8 for $650 all day long.

Any insight would be great, Thanks.

Not sure on your time available, but in my marketing I do a form of yellow letters that I tape on the glass of the front door. I actually pay someone to do it, but if you did it yourself, you can do about 100 in 5 or 6 hours.
You will spend about 5 bucks on printing and 10 bucks in gas.

I get HUGE responses and it is super cheap!!!

I used to do something like this but I would actually leave it in a Fed-ex envelope at the front door. You can get the envelopes for free at drop off boxes or any store that ships fed ex.
Guaranteed to be opened as long as the house isn't vacant!

I am a newbie as well I attempted my first direct mail campaign last week myself. I sent out about 9 letters just to see what would happen and I had one hit. It actually turned into a deal. I know this might be the exception to the rule. I say go for it do what you can and when you get that deal reinvest in your marketing budget.

You hit the lottery there. I'd be interested in hearing the numbers of the deal. What was your target audience for that mailer?

Yea, especially when you're trying to sell yellow letters.

I sincerely hope I never run into a problem with putting out bandits, I don't know what I would do. I Put out 40 signs 9/30 and have 21 leads so far. I would be surprised if I don't get 40+ calls from those 40 signs. Made a couple quick verbal offers and looks like I'm going to go and look at two of them.

I try not to press my luck by (usually)only doing 25 at a time and spreading them out as much as possible. I probably drove 100 miles putting those 40 out.

I'm making a switch from letters to 4x6 postcards. Letters just cost too much.

Check out the pricing for postcards - http://www.overnightprints.com/postcards

This is just for the print, you can find a local direct mail house to mail them for about .27 a piece.

Letters for me =
.11 cents envelope
.10 Letters
.44 Stamp
= .65 (aprox) per letter
+a lot of time stuffing and stamping them.

Over 2,500 mailers that's

$800 for postcards
$1625 for letters

I would bet you would get a better response rate mailing postcards twice then mailing a letter once. And save a lot of time!

I'm going to track my response rate, I'll keep you posted.
