I think this depends if you're in a judicial or non-judicial foreclosure state. For me, in a judicial state, I'm apprehensive.

I had a terrible response when I started with Pre-foreclosures as well. I couldn't understand it, these people should have the motivation!!

A couple things that helped increase it..
Invitation envelopes, Handwritten envelopes, and mail merge. Not many people will throw away a handwritten card in an invitation envelope. I know I have never gotten handwritten junk mail. In every letter I include the date of Lis Pendens, their note holder, their name and address. Most of the time they get my piece before they get served.

I changed my copy 4 times in 4 months and slowly saw an increase. Keep it up, you only need one to pay for all the letters.

I've heard adding a 1 or 2cent stamp on the envelope increases response but I have yet to try it.

My current copy -

Dear «First_Name»,
Time is running out…
and time is your worst enemy right now.
I’m sure you know by now that «Company_Name» plans to foreclose on your home at
«Address_Line_1»
They have hired an attorney and filed a
Lis Pendens against you on «Title».
You don’t have to sit back and watch your house get taken from you!!!!

DM WORKS! Make sure you list is targeted, and keep up the volume. I've gotten anywhere from 3-16% response rate. It's not always great to have a high response rate, a lot of these people are a waste of your time. It's all about the volume. Do 1,000 see how many deals you do, then figure out how many you want to do and increase. Rinse, Wash, Repeat.

How are you guys finding these properties for marketing? I'm trying to find a list service that can target ARM resets for commercial properties. Other than maybe eviction proceedings I can't think of another way to find large quantities of multi-families.

Thanks. Seasoning is 90 days for most lenders correct? Is there anyway around this on the purchase end. land trusts, llc's...?

I have a couple going and I've made the offers in a land trust. Most of the properties I have going would be much better suited for retail buyers. There is a Short Sale course that teaches to Retail instead of wholesaling to cash buyers. Does anyone know it and how they advise to accomplish this without problems?

do all of you look for cash buyers or are you able to retail these on the MLS to owner occupied prospects with lender financing?
Unsure how many times seasoning becomes an issue and ways to get around it for the average buyer.
