I second what @Christopher Adams said with looking at the subfloor. Plywood is a pain in the *** to get cleaned up and ready for new flooring. Concrete is easy just time consuming and you need tools.

Also if you go to just the few tiles that are loose be careful and check the rest of them. We remodeled a bathroom and with "a couple" loose tiles and when we started pulling them up the whole floor came up with just our hands.

Sometimes its better to let the pros do the tile so you don't run into this problem again in the future. Not saying you can't do it, but it can become a big job pretty quickly.

Vinyl on the other hand is pretty easy to do some of it looks almost as good as tile!

If you caused the damage he might say that you have to fix it. My lease says that any damages caused by tenants will have to be fixed by the tenant, and if I have to fix it I will bill the tenant for it. As for him not getting back to you, you might be kind of SOL because if he doesn't care now, I don't know how much you can do to change his mind.

Look up j&p cycles in anamosa ia on google. The picture that shows their store hours is the one I am talking about. The siding color is called terra bronz and the soffit and gutters are rollex clay. I think they go together well will the red roof. So maybe they would go well with the red brick! If you can't find that picture look up terra bronz dimondkote paint
Buy a two thousand dollar car and use the other 7 k to buy a house! Having the car loan can hurt your debt/income and that's what killed me when I went to get my loan. If you have enough income 650 might be a high enough score to get a home loan!
My brother and I purchased a duplex and I was going to move into it when we did, (ended up moving somewhere else) but when you purchase a property, at least here in IA you have to honor the lease in place. Which means no you can not tell them to leave whenever you want.

Everyone is saying wait for the rent to be late, don't worry about it, non of our business. I agree that they have their own lives and we shouldn't pry into them, but if they are getting arrested and causing issues after they become your tenant, isn't that just as bad? If they become a felon after they sign your lease that's not something we should know about? I know by this point it would be too late to do anything about it, but when time comes to resign the lease how many of us will do another background check on the same person? I am not disagreeing with anyone on this just throwing in some food for thought.

I guess I'm a wacko because mine says guests can't stay more than 7 days. The only major reason I'm asking is because I occupy the other half of the duplex with my family and want to know who is living next door. I don't know that he is technically living there but his car is parked in the driveway right now, and has been parked on the street almost every night that my tenant stays there. Technically they get two spots in the drive so that doesn't concern me. I guess since the girls already agreed that anything that happens is their responsibility so I'll let it ride for a while and see how it goes. Thank you all again so much!

I have some new tenants living in my duplex and they are college girls. One of the girls has her boyfriend spending most nights with her. I don't mind it since they haven't caused any trouble at all yet ( Haven't even called me for anything yet), but I am wondering how you all handle this situation whether it be getting him on the lease or if there is an addendum I can make where he is a guest on the lease. I would like to find some way to make it where he is responsible for any trouble that he causes, but I wouldn't have to evict him if things got bad. I would like to know if this is even possible. Thank you all !
