This could be something that would work out great, or be a complete bust! The main thing I would work on first is a business plan stating who is going to take care of what aspects of landlording. As long as everyone does their fair share of work and works together I think this would be way better than renting. Definitely make sure you educate yourself as much as possible while doing this. Read books , blog posts , STAY ACTIVE IN THE FORUMS! That is where I learn just about everything. I think the best way to learn though is to go through it firsthand. You can read every book on the planet and still not be ready to be a landlord or deal with partners. Just make sure you can handle being in business with friends and it doesn't ruin the relationship. Sometimes friends are more important than business

I just bought a duplex to live in with my girlfriend and her almost 3 year old daughter. So far it has not been an issue at all. Like Barbara Goodman said as long as you're happy, your kids will be happy. We are all happy here and are making the best of it until I can afford a single family for us to move to. Just make sure you screen your tenants extremely well since you will be living next door!

For me family always comes first so if it's in your daughters better interest to go to VA then that is what I would do. Real estate will always be there and you can hold off for a year to purchase more. As for renting out make sure you're doing your tenant screening to do your best to avoid the evictions! You can find good tenants as long as you're doing your screening.

You should ask your tax guy to know for sure. All I know is that I keep all of my expenses on a ledger and come tax time let my guy decide what is deductible and what isn't.
