@Joshua Paul... I recently passed my exam in Minnesota and interviewed with 7 brokers. The best advice I can give you is do not rush into a decision as I almost did that after meeting with 4 of them and at the last minute I ran into an agent at an REI meetup. She is and agent for Coldwell and gave me a very brief but good review on her broker. I said what the heck and gave him a call the next morning, We met the next day and I was blown away by the resources that they offer! On top of all of that their fees were average and the commission rates good. Needless to say I went back to the drawing board, met a couple more brokers and decided on Coldwell Banker. I applied for my license with them this last week and I am anxious to get started. Good luck on your decision!

I have been trying to wrap my head around the direct mailing... I have come up with a plan on the letters and format of how I will prepare them however I keep hearing people say they mail out 1000-2000 letters per month. Can someone please help me understand how and where you obtain this list?

I drive for dollars, Craigslist, word of mouth but I can barely generate 50 leads per month that way so my guess is that we are accessing some sort of database to get letters and then drilling down to the desired area, property type, etc.

Any advice?

I have a friend that has a fair share of liquid assets and he continually makes comments that he would love to invest in my first house flip. I am now ready to move forward in this business, or close to it so how do I present it to him so that I can make him feel at ease with my professional analysis? I plan to present detailed math with AVR, pictures, timeframe and exit strategy. Do I make it flashy or simple. I would like to wow him with my knowledge so that when we complete our first deal he will be excited and wound up to do the next deal with me.
